Accommodation
Our cosy and peaceful cottage has two bedrooms, a kitchen and living area, and a modern level access shower. From the property you will have direct access to thousands of acres of open moorland and ancient wooded valleys ideal for walking, riding and cycling routes, you will be able to enjoy spectacular scenery and experience starry dark skies. There is an abundance of wildlife, birdsong is plentiful and wild deer are often present on the property.
The picturesque village of Dulverton is only 3 miles away for local shops and pubs or restaurants. Withypool and Exford along with other local attractions such as Tarr Steps, and Wimbleball Lake are situated close by. There is convenient access to the Two Moors Way and the Exe Valley Way national trails for those who are looking for accommodation whilst enjoying those routes. The scenic coastal towns of Lynton and Lynmouth, Porlock, Dunster and Minehead are a short journey and make for a fantastic day out if you want to venture further afield.

For Riders, Mountain Bikers and Walkers
Horse Riding- Riders have direct access to hundreds of miles of bridleways including a choice of circular off road riding routes that include large stretches of moorland, green lanes, pasture and woodland trails.There are plenty of opportunities for faster paces and you can also cross rivers and ride through characterful villages where there are opportunities to stop for refreshments.
Our accommodation is approved by the BHS Horse Welcome Scheme.
Horses staying with us have the choice of 4 spacious stables, a small sand turn out and grazing in a post and rail paddock, all of which are visible from the cottage. Onsite parking is available for vehicles up to 7.5 tonnes
For those without horses there are a choice of local riding establishments close by which offer moorland trekking.
Cycling - For Mountain Bikers Exmoor has some fantastic biking routes and we have direct access to them from our door. Features include steep climbs and technical descents. We have secure bike storage and wash down facilities.
Walkers and Trail Runners- You will be spoiled for choice. There are an extensive choice of routes which offer varied scenery and terrain. You will have the choice of woodland trails which run alongside the River Barle through stunning and magical ancient woodland, moorland tracks with wide open views and historic green lanes. The Two Moors Way Long Distance Trail can also be accessed directly from the property.
Photography and Stargazing- There is an abundance of wildlife locally including the characterful Wild Exmoor Ponies, Red Deer, Owls and Birds of Prey. Exmoor is a dark sky reserve and has the most stunning night skies, its an excellent location for stargazing.
Wild Swimming and Watersports- Wimbleball Lake is close by and provides a variety of water sports to rival the best in the UK and there are a choice of crystal clear local streams and rivers which provide picnic, paddling and wild swimming opportunities.

Your accommodation will be available to you from 3pm on the day of arrival. Please be ready to leave the accommodation by 10.30am on the day of departure.
The accommodation should be left clean and tidy with rubbish left in the exterior bin provided. We also ask guests to leave used towels in the shower.
We live on site, so should be available to greet you and check you in. However the cottage also has a key safe which also means you can access the accommodation as required.
Early check in or late check out can be arrange, with prior agreement.
There is no washing machine or dryer in the cottage. If required a laundry service can be provided upon request for a small fee.
We equip the cabin with basic items to make your stay as comfortable as possible. We ask that you do not take items present in the cabin on arrival home with you. For example, loo rolls, washing up liquid, cleaning products etc.
What to Expect On arrival you will have space to unload and settle your horse(s). You will be provided with refreshments whilst I learn a little more about you and your horse and brief you on the riding route. Once tacked up we will head out from the property, which has direct access to off road riding. From there you can enjoy the scenery as I guide you through the spectacular Exmoor countryside. On guided rides you will experience large expanses of open moorland, woodland trails and water crossings, in places you may ride through fields with livestock and there will be some challenging terrain. You will also likely see a variety of wildlife including Wild Exmoor Ponies who can be inquisitive and sometimes Deer. It is important that you and your horse are prepared for this. Each ride is carefully selected and tailored to you or your group. Most of all its about you enjoying your ride with safety in mind.
Riding Options - We have a grading systemin place to help you choose the right ride for you (or your group). All rides go at the pace of the slowest rider.
Grade 1 - Easy Grassy tracks, open moorland with a relaxed pace, mainly walk/trot with some canter. Small amount of road work on quiet country lanes. Some of the rides have more road work than others – please specify if you would prefer to stay off roads as much as possible. Horse and rider must have a decent level of fitness.
Durations- 1-2hr rides/half day/full day
Grade 2 - Moderate Grassy tracks & open moorland. Opportunities for some longer canters subject to ground conditions. Some stony areas. High elevation - hill work. Some road work - mainly quiet country lanes. River or stream crossings. Some slightly soft ground. Phone signal not always available. Good to high level of fitness for both horse and rider.
Durations - 1-2 hrs rides/ half day
Grade 3 - Challenging These rides have the same riding as above - but with much more demanding terrain, which can be challenging in areas. Loose stones, narrow paths. Steep accents and descents. You may be required to lead your horse in some areas. Soft to boggy ground in parts. These rides are much longer and require both horse and rider to have a very high level of fitness. The horses must be sure footed & riders must be very competent both on and off their horse. Phone signal not always available. I recommend that horse and rider are used to this kind of terrain.
Durations- half day/ full day rides .
Guided riders must be over the age 16 and have their own public liability insurance.
No riding tuition is provided
Your Guide holds insurance and rides are risk assessed. However horse riding is a potentially dangerous sport and riding over Exmoor carries its own risks. It is important that you are aware of the risks and agree to accept the inherent dangers involved.
Guided riding must be booked and paid for before your stay.

To make your stay as convenient as possible you can pre order a traditional or continental breakfast box, which will contain a selection of locally sourced produce. We also offer a selection evening meals, prepared by Croft & Cottage, a local Exmoor kitchen, which you can reheat. These are perfect for guests who don't want to bring food with them or have the hassle of cooking for themselves.

There is an activity book the cottage which contains information about local venues and attractions.
We require a deposit of 30% of the total price to confirm the booking to be paid within 10 days of making the booking. We will send an email confirming the booking and the outstanding balance. The balance must be paid at least 6 weeks before the start of the holiday. For holidays which are to take place within 6 weeks of making the booking, the full balance is due on booking.
Payment for optional additional services, such as breakfast boxes or guided horse riding, must be made in full prior to your stay.
Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable.
Amendments to bookings will incur a £50 administration charge, and will only be possible up to six weeks ahead of your stay.
We strongly recommend taking out appropriate cover to protect against cancellation of your holiday such as UK staycation travel insurance, and/or a refund protection policy.
Where a booking is cancelled within 6 weeks of arrival then a refund will only be issued if the property is subsequently relet. Every effort will be made to relet the dates but this could be at a price which is less than the original rental value and may be for only part of the rental period that you booked. If we are able to find an alternative guest for the period of your booking you will be entitled to a refund of the amount paid by the new guest for the accommodation, less an administration charge of £50 which will be deducted from the refund total. If we are unable to relet the accommodation then you are still liable to pay for the booking in full, even if we have not yet received your balance.
If you, or any other member of your party, is unable to stay in our property for any reason, including, but not limited to family emergencies; medical appointments/ hospitalisation/ illness (inc Covid); changes in personal/ work circumstances; call to jury duty; vehicle breakdown; adverse weather conditions or travel delays these do not give a right to cancel or receive a refund. These remain at your risk and it is highly recommended that you take out appropriate UK travel insurance /protection cover for such eventualities.
